Midtown 

 

Cornerstone Village Corner of 5th and Peachtree.  New construction built in 1999.  Cornerstone village is actually a grouping of three buildings built by a local developer, each offering a slightly different style.  There are lofts, ‘loftaminuims’ (not quite as loft-like as the lofts), and thirdly, a more traditional style building with a bit higher finishes.  Overall the buildings have medium grade finishes, and interiors.  This building is atractive to many buyers because of the location and low price pints!  They include: pool, workout room, game room, movie room, and more. Loft prices range from 1bds: $140-200k, 2bd: $200-280k.    

Peachtree Lofts – 878 Peachtree.  Peachtree lofts were built as a government office building in the 50s.  Jim Borders, a well-known developer (Novare), converted the space to lofts used as rentals and in preparation for the 1996 Olympics in Atlanta.  In 1999, the lofts were sold.  When sold, the lofts were nearly raw, with concrete floors, strange floor plans, and low end finishes inside the units.  Today however, each unit is unique; some owners have TOTALLY renovated each inch of space, with everything from custom cabinetry to new floorplans.  Others have been more minimal.  Prices vary dramatically per space!  Example studio price: $120+, 1bd: $140-$240.  NOTE: I'm  abig fan of these for various reasons!  If you'd like a full list of these units on the market, just call or email with your email address.    

The Metropolis – On Peachtree (at 8th).  A NOVARE development. Midtown had never before seen such a stir as when these two giant glass towers starting going up. Originally only one tower was to be sold and the other rented.  The developer sold both as condos however, because the first tower went so quick.  Too bad that wasn’t as good of a situation for those who had bought in the first tower, but everyone still seems happy…  These spaces are all very much the same in terms of interior finishes.  Studios go for $165k and up.  Penthouses start at $600k.  Full range of amenities. 

Spire - Another NOVARE Development. Nearly the exact same finishes for interiors as Metropolis. Guess what, now Novare is building ANOTHER building across from Spire and next to Metropolis.  Think about the ease, or lack thereof, of selling your unit when there are three other buildings that are nearly the same with 300+ units each...   Hmmm.   

Twelve - Another Novare Development!  This building is in Atlantic Station.  The Amenities are a bit higher quality then Spire and others, including valet parking for example

Mid City Lofts – 845 Spring Street.  New construction. Built in 2002.  Modern lofts, huge windows, open cooks kitchens, pool and workout area.  The roof top clubroom is simply amazing!  This is a great area of midtown. Example price: 1bd/1ba: $230s+. 

805 Peachtree – Corner of 5th and Peachtree.  Built in 2000.  Example price: 1bd/1ba: $200k-280k. 2bd,2ba: $350k.  Premium amenities and finishes including stainless appliances, Siematic cabinetry, heavy real wood doors and underground parking.  Large floor plans. Note: HOA fees here are high relative to the rest of Midtown. 

33 Ponce On Ponce directly across from the FOX.  New Construction.  Built in 2001.  This unique high end development has only 20 units. AND Most units have oversized patios-- a true rarity for lofts. One of midtown’s more stylish buildings! Wide range of prices for the one and two bedrooms.  Example 1bd: $225+k, 2bd: $325k.

Virginia Highlands

Morningside Place (Townhome) Built in 1984, this community is simply terrific in terms of space, location, and price.  It’s off Lenox Road, about 1.5 miles between Lenox Mall and the Highlands.  These are 2 or 3 bedrooms with 2.5 baths ranging from $225k to 300k.  Some have garages, some have basements, some neither. 

Highland School Lofts – 978 North Avenue.  This old schoolhouse was converted in 2003.  Very unique spaces!  No gym, concierge, etc.

Greenwood Lofts – These are newer construction lofts in the Highlands (a rarity).  The oversized patios are fabulous and some units have an amazing view of downtown.  1bedrooms range from $225+.  No Amenities.   

 

Downtown

Centennial House- Large square footage for the money!!  This is a cute community with extra great floor plans.  Many people are heralding downtown as the place to be…  if not now, soon.  From this location, walk to downtown venues including Centennial Park and the new Aquarium.  1bds example range of $160k to $190k. 

Museum Tower (loft/condo mixed style)- Great views in the heart of downtown, next to Centennial Park.  These have taken awhile to sell out from the developer, as expected, given many people debate the downtown future growth rate.  Lots of amenities.  1bd/1ba from $210k to $290k, 2bd example pricing $300+k and up. 

 

 

The Dekalb Ave Area/Inman Park/Reynoldstown

From garages to factories, this area has loads of lofts in original buildings.  More recently, new construction communities of lofts and townhomes have been popping up all over.  This area tends to feature lots more square footage for the money than other areas of town… yet it’s a central to everything. 

Inman Station (townhomes and lofts) New construction built in 2002/2003.   Townhomes are priced generally at $220k and 2 bedroom lofts (with close to 1400 squarefeet) at $185k.  Loads of space for the $!  Great location at Dekalb and Moreland Avenue.
